Frequently asked questions

What does ClearDeduct do?

ClearDeduct helps California landlords follow Assembly Bill 2801 (effective April 1, 2025). The app guides you through photographing the unit at move-in, at move-out before any repairs, and after repairs; keeps those photos for 4 years after move-out while your plan is active; and generates the itemized deposit statement that California Civil Code §1950.5 requires within 21 days of move-out.

How does ClearDeduct record when and where a photo was taken?

Each photo is saved at about 12 megapixels (roughly 4000 × 3000 pixels) with nothing drawn over it — sharp enough to zoom in on scratches and stains; for very small details, take a close-up. Its capture date and time — and its GPS coordinates, when your phone has a location fix — are written into the image file, and a SHA-256 fingerprint of the file is recorded at upload, so any later change to the file can be detected. The PDF report prints the date, time and location under every photo. California law requires the photographs themselves (Civil Code §1950.5(g)); recording when and where they were taken is ClearDeduct's evidence standard.

How long are my photos stored?

While your plan is active, photos are kept for 4 years after the tenancy's move-out — the California statute of limitations for written contracts (Code of Civil Procedure §337) — and then deleted. When your plan ends, you have 60 days to download everything; we email you when the 60 days start and 7 days before they end. Then your data is permanently deleted (Terms §4.5).

How do I export my data?

In the app, open More → Profile & Account → "Download My Data", or sign in at cleardeduct.com/account/data. Each inspection downloads as a ZIP file with the original photos — their date, time and GPS stay inside each file — and its PDF reports. Your records, including your compliance log, download as spreadsheets (CSV). Downloads start right away.

How do I delete my account?

In the app, open More → Profile & Account → "Delete Account". Your account enters a 30-day grace period: sign in during it and choose "Keep my account" to cancel the deletion. After 30 days, your properties, inspections, photos and reports are permanently deleted and your personal data is deleted or anonymized (Terms §8.1). Download anything you want to keep first.

I missed the 21-day deposit deadline. What happens?

ClearDeduct will warn you when you try to send a late deposit_disposition report and require explicit acknowledgement before proceeding. Each late send is recorded in a tamper-evident compliance audit log so you have an evidence trail if a dispute arises. We strongly recommend consulting a California real-estate attorney for late-send situations — the statute is strict-liability.

I deleted a photo or a report by accident. Can I get it back?

Yes, in the app, without contacting us. Photos: while the inspection is still in progress, open it, tap View Gallery, open Deleted (N), tap the photo and choose Restore. Once an inspection is completed, its photos are locked as evidence: they can't be deleted, and a photo deleted before completion can't be restored — use Add Follow-Up Session to photograph it again. Reports: Reports & Documents → Deleted (N) → Restore. Inspections you archived: the tenancy's Archived (N) list → open the inspection → Restore.

Does ClearDeduct work outside California?

AB 2801 is California-specific, so the legal framework only applies to California rental properties. The app itself technically works anywhere, but the photo phases and the deposit-disposition deadline follow California Civil Code §1950.5. We recommend ClearDeduct only for properties governed by California law.
